How Tasmanian stamp duty is calculated (2026-27)

Rates checked 15 Oct 2026 against State Revenue Office Tasmania.

Tasmanian property transfer duty is charged on the dutiable value, the greater of the price and the unencumbered (market) value, for every $100 or part of $100. The same scale applies to homes and investments: Tasmania has no owner-occupier rate. These rates have applied to transfers since 21 October 2013.

Dutiable valueDuty
$0 – $3,000$50
$3,001 – $25,000$50 + $1.75 per $100 over $3,000
$25,001 – $75,000$435 + $2.25 per $100 over $25,000
$75,001 – $200,000$1,560 + $3.50 per $100 over $75,000
$200,001 – $375,000$5,935 + $4.00 per $100 over $200,000
$375,001 – $725,000$12,935 + $4.25 per $100 over $375,000
Over $725,000$27,810 + $4.50 per $100 over $725,000

Worked example: an $800,000 home: $27,810 + $4.50 × 750 (the $100s over $725,000) = $31,185. A foreign buyer adds the 8% surcharge, $64,000, for $95,185.

First home buyers: the exemption for established homes up to $750,000 is not available for transfers settling after 30 June 2026, so a first home buyer now pays the same duty as anyone else, for example $22,498 on a $600,000 home. The First Home Owner Grant is still paid for new homes. Pensioners downsizing to a new home can get a 50% concession.
