How NT stamp duty is calculated (2026-27)

Rates checked 15 Oct 2026 against the Territory Revenue Office and NT Treasury Budget Paper 2.

Northern Territory stamp duty on a property transfer is charged on the dutiable value, the higher of the price and the unencumbered value. Up to $525,000 it's worked out with a formula from the Territory Revenue Office; above that it's a flat percentage of the whole value. The same rates apply to homes and investments.

Dutiable valueStamp duty
Up to $525,000(0.06571441 × V²) + 15V, where V is the value ÷ 1,000
$525,001 – under $3 million4.95% of the value
$3 million – under $5 million5.75% of the value
$5 million and over5.95% of the value

Worked example: a $500,000 home: V = 500, so (0.06571441 × 250,000) + (15 × 500) = 16,428.60 + 7,500 = $23,929. A $750,000 home is 4.95% × $750,000 = $37,125.

House and land package exemption: buy a new detached home and its land from a building contractor in one contract, signed between 1 July 2022 and 30 June 2027, and you pay no stamp duty. It isn't means tested, there's no price cap and you don't need to be a first home buyer, but at least one buyer must live in it for 6 continuous months, starting within 12 months of completion. The NT has no other first home buyer duty concession and no foreign buyer surcharge.

Confirm with the Territory Revenue Office's exemption page and its stamp duty calculator. The rates above $3 million come from NT Treasury's 2024-25 Budget Paper 2. Buying in another state? Compare them in the all-states stamp duty calculator.
