How ACT stamp duty is calculated (2026-27)
Rates checked 15 Oct 2026 against the ACT Revenue Office.
ACT conveyance duty (stamp duty) is charged on the dutiable value, the higher of the price and the market value, for every $100 or part of $100. There are two scales: a lower one for owner-occupiers (a home you'll live in) and one for everyone else. Above $1,455,000 both are a flat 4.54% of the whole value. These are the ACT Revenue Office rates for 2026-27.

Worked example: a $750,000 home you'll live in: $8,408 + $4.32 × 2,500 (the $100s over $500,000) = $19,208. As an investment it's $11,400 + $4.32 × 2,500 = $22,200.
Home Buyer Concession Scheme: from 1 July 2026 the property price cap and the income threshold are gone, so eligible buyers pay no duty at any price. No buyer (or their domestic partner) can have owned property anywhere in the last five years, and at least one buyer must live in the home for at least 12 months, starting within a year of settlement. You don't have to be a first home buyer. The ACT charges no foreign buyer duty surcharge.
